Southern Indiana Residential SOLD Statistics September 2011

Below is a chart outlining statistics for the Southern Indiana area from SIRA.org. You can see that September 2011 was a great month when comparing it to a year ago. The ytd median sales price is still down 3.48% though.

Just seeing this makes me think more about unplugging items that aren’t in use!

Well they did it. After weeks of speculation, the school board made their cuts.

After hearing the plan to reduce the budget by $2.2 million, the board accepted the plan unanimously, which includes cutting nearly 70 teaching positions and 13 administrative and operational assignments.

all it takes is for the union and admin to give up some perks. Stop the step increases. Pay a fair amount for health care. and if necessary take a large pay cut. Or even better suspend the pension payments for a year or two until thing get worked out.

I will give up my step raise and pay more for my insurance as long as there are salary cuts made to administrators. Thanks to dr. Hibbard for turning down his pay raise. Mcwhorters huge raise went relatively unnoticed. Time for him to turn his down too. As the business person, shouldn’t he be a model for being fiscally responsible/conservative during these times?

As someone with a family full of teachers and an expectant father, I have to say this is discouraging news for me. I won’t pretend I’m smarter than I am and I don’t know what the answers are, but it seems there have to more options that don’t include 70 teachers losing their jobs or cutting out the arts for our younger generation.

Southern Indiana Market Statistics for FEB 2011

The new stats from SIRA (Southern Indiana REALTORS Association) came out this week. A few notes using the Year to Date stats:

The number of units sold is 7% from last year
The Average Sales Price is $114,999 and at its highest level since 2008
The Median Sales Price has continued to decline to $103,750, the lowest it has been over the last ten years.

Click on the image to the right to view the market snapshot statistics for Southern Indiana. The area included consists primarily of Clark, Floyd, Harrison, as well as the surrounding counties just north of the Ohio River.

The snapshot includes current statistics taken from the MLS system at Southern Indiana REALTORS® Association as well as comparison data from various times throughout the previous year.

Below are the stats concentrating on the previous 12 months.

You can see the average sales price is down slightly from what is was a year ago, but the number of homes sold is down 13%. This isn’t all that surprising considering the numbers from a year ago also include everyone trying to get in on the tax credit.

Do you Need a Home Warranty?

We had our home warranty representative come visit our office on Wednesday to talk with us. Thought I’d pass along some very interesting facts that were passed along to us. These facts are specific to a HomeTrust Warranty, but I’m would assume them to be similar with other companies.

Pre-existing conditions are not covered, however, undetectable pre-existing conditions are eligible for coverage. Less than 1% of claims are denied due to ‘pre-existing’ conditions.
Sellers have warranty coverage up to one year from their enrollment date and their coverage is complementary until the successful closing of their home. The warranty is paid for at the closing.
The #1 reason for claim denials is no prior approval. That means the homeowners had a problem fixed before consulting the warranty company. CALL THE WARRANTY COMPANY FIRST!
There is a 70% chance that two claims will occur in the first year of ownership, regardless of the age of the home.

The purpose of the home warranty is to cover normal wear and tear and mechanical failures. They will NOT cover everything, but can save both buyers and sellers a significant amount of money if a problem arises.
